- Learning something new in real estate that you never knew. For instance, you not only learn about how people sell their home to an Investor, but you learn about ways to save their home for them. It’s a continual process of learning.
- Bird dogging can open doors for other avenues. If an Investor is happy with you, you may get an offer for some type of employment from them. You learn other people’s skills and they learn yours. For instance, one of the people I spoke to in pre-foreclosure was a rehab specialist. I couldn’t help him with his home, but was able to pass his information to my Investor so he could use his skills. This way, I could still offer this man a future. People in pre-foreclosure can help you as well. They are diverse in their employment, others they know, etc. So if you have a skill to sell, you can use it in these types of situations.

- If you are interested in becoming a Real Estate Investor, this a great place to start. You learn what it’s all about and it doesn’t cost you anything. You are not buying the property; you are sending the info on to an experienced Investor. The more you learn about what these Investors are looking for, the more you learn how to become an Investor yourself.
- After time, you will learn how to become a negotiator. I negotiate deals back and forth all the time. You learn what to say and when to say it so that your Investor’s offer will be accepted by the seller.
- There are Investors everywhere looking for bird dogs. You don’t have to live in any particular area. If you want to move, move! You will still have your job. If you want to take a vacation, take one! You are not obligated to send a certain amount of leads to anyone! You do not have to work in your own neighborhood, but if you would like to start out that way, do it. It’s easier to find the properties, but eventually you learn how to research properties anywhere.
- If you decide you no longer want to bird dog, you have now learned enough to go on to wholesaling or investing. You can take steps you want to take. I like to bird dog. My goal isn’t to go further, but I can right now if I want to.
- It’s a prestigious job. When people ask what you do, they become very interested and want to learn more about it. Here is another way for you to make money. You can teach these people how to bird dog and make money doing it!
- It’s fun! I wake up everyday looking forward to what property I’m going to find. It’s exciting as you wait for your Investors to give you an answer on a particular property. It’s a real high when the seller accepts the offer made.
